COURSE OVERVIEW
Easy Steps to Homeownership is a two-day educational course designed to help individuals and families confidently prepare for and navigate the path to owning a home. Led by Coach Greb, this course demystifies the homebuying process and walks participants through the financial, legal, and practical steps involved in purchasing their first home—or upgrading to their next one.
Participants will learn how to prepare their credit and finances for homeownership, understand different mortgage options, work with real estate agents and lenders, and evaluate properties with confidence. Whether you’re a renter planning for your first home or a family looking to build long-term wealth through real estate, this course offers the guidance and tools needed to succeed.

FOLLOW-UP SOLUTION
After the course, participants will finalize and begin implementing a personalized homeownership plan using templates or homebuying planning software such as NerdWallet, MyFICO, or Excel-based trackers. They will identify action steps to improve credit, save for a down payment, select a loan type, and determine affordability.
Participants may also join a post-course group coaching circle or receive a referral to trusted mortgage professionals and real estate agents to support their homebuying journey.

Introduction to homeownership goals, class overview, and participant reflections. - 0:15 – 0:45: Module 1 – Are You Ready to Buy a Home?
Understand the benefits of homeownership and determine personal readiness. - 0:45 – 1:30: Module 2 – Budgeting and Saving for a Home
Build a plan for down payment, closing costs, reserves, and post-purchase expenses. - 1:30 – 2:00: Module 3 – Credit and Documentation Preparation
Learn how to qualify for financing, improve your credit, and prepare necessary documents. - 2:00 – 2:30: Module 4 – Types of Mortgages and Loan Programs
Compare FHA, conventional, USDA, VA, and first-time buyer programs. - 2:30 – 3:00: Module 5 – Getting Pre-Approved and Starting the Search
Understand how pre-approval works, what lenders look for, and how to begin working with a realtor.
Homework Assignment:
Complete the Homebuyer Readiness Checklist and review your current credit and savings situation.
DAY 2 – BUYING SMART AND CLOSING STRONG

Step-by-step review of offers, negotiations, contingencies, and contracts. - 1:30 – 2:00: Module 8 – The Mortgage and Appraisal Process
Understand underwriting, inspections, appraisals, and loan conditions. - 2:00 – 2:30: Module 9 – Closing Day and What Happens After You Move In
Learn about closing disclosures, final walk-through, escrow, and homeownership responsibilities. - 2:30 – 3:00: Module 10 – Finalizing Your Homeownership Action Plan
Participants develop a step-by-step plan to begin or complete their journey to homeownership.
CERTIFICATE OF COMPLETION
Participants who complete both sessions and submit their homeownership action plan will receive a Certificate of Completion, issued jointly by the ISBF Institute and the Financial Power Institute. This course counts toward certification in the full 12 Easy Steps to Financial Empowerment program.
